A Welcome Change to the legal way Property is bought and sold

Important changes are coming in the New Year which will speed up the time it takes
to buy/sell a house/apartment in Ireland. In simple terms the Vendors Solicitor will
now put together all of the relevant legal information in relation to the sale of the
property from the outset including Contracts, Replies to Requisitions on Title, copy
Title and all relevant legal information and furnish it to the purchasers solicitor as
early as possible.

This new process will take one step out of the existing conveyancing process and
speed up the process thereby reducing the time it takes from the day the booking
deposit is paid to the day when the money/keys are exchanged.
The Replies to Requisitions on Title, an important legal document will now be
furnished at the outset rather than after Contracts are exchanged as is presently the
case.
In our view this is good news for both buyers and sellers.

What you need to give your Solicitor if you are selling a house/apartment

  1. Title deeds or details of your mortgage if your lender holds them
  2. BER Certificate and Report
  3. Details of any extensions or developments
  4. Your PPS Number
  5. Local Property Tax details
  6. NPPR Certificate of Exemption/Receipt (2009 to 2013)
  7. Details of Rights of Way if not on a public road
  8. Details of Septic Tank/Well if not on public supply
  9. Details of any legal notices or difficulties which affect the property
